$7500 Tax Credit for First Time Home Buyers

village_at_westgate_120The title is correct!  This is a first time home buyer tax credit - not a deduction - but an actual credit on your taxes.   If you owe $0 on your taxes otherwise you would actually get $7500 back to do with as you please.  You could pay off a loan or credit cards or spend it on furniture for your new house.   If you buy a house between Apirl 2008 and July 2009 and have not owned a home in the last 3 years you are probably eligible. I do see this as a great thing but there are several stipulations you should be aware of before you get too excited.  It is a credit but there are strings attached! 

1) It is really an interest free loan.   2 years after you receive the tax credit you must start paying it back at the rate of $500 per year for 15 years.   This…

1) Find a home that would make a great flip. 
2)Do the base things that are important like a new roof  or paint now. 
3)Rent the home out until prices recover.
4)Complete the flip once prices recover. 

Why do I think this is a good strategy now? 
1) Lots of available properties at below market prices.
2) Lots of great economic news in Columbus right now like the influx of troops from the BRAC growth plan on Fort Benning in 2009 - 2011.  KIA plant locating nearby and projected spin off businesses.  AFLAC expansion, Cessna expansion, etc.

You can explore space at the Coca-Cola Space Science Center, treetops at the treetop trail at Oxbow Meadows, or flowers, vegetables, and butterflies (oh, my) at Callaway Gardens.

Then there are classes for anything you might have ever though of doing. Columbus State University not only teaches regular classes to regular students, but also art, exercise, dance, music and more to us non-student types. Wayne and I have taken a dance class, and we plan to start a new one in October. I am also in an exercise class there now.

Columbus Cooks is willing to try to teach us to cook. I’d like to know if they could teach me how to make time to cook. Maybe I should check back with…

Best Life magazine ranked the top 100 best places to raise a family. Columbus Georgia came in at #4! The ranking was based on things like schools, parks, museums, pediatricians, cost of housing, commute times, and other factors that contribute to the quality of life for your family.

Columbus is a perfect size town to me. It has all the amenities that you can find in most cities like shopping, restaurants, theater, and sports but you can still drive all the way across town in about 30 minutes. This gives us big city amenities with a small town feel.

I am sure that one of the factors contributing to our high ranking was the access to so many parks and the access to the river and lakes in Columbus. It really is a great place to live and work.

1) Small town feel with big city amenities - Columbus has grown to a size that supports the theatre and world class shows like we have at the River Center or the Springer. We have minor leagues sports along with great restaurants and shopping. We really have all the amenities of a big city but you can drive all the way across the city in about 30 minutes. We think this is a perfect size.

2) Location, Location, Location - We are about 1 hour from Atlanta Airport or 1 and 1/2 hrs from downtown Atlanta and all that has to offer. 3 and 1/2 hours from the beach. 2 and 1/2 hours from the mountains of North Georgia and 5 minutes from the river. There is a lot to do and see close by.

coffee_and_beans_120If you are like me a cup of java is both relaxing and important! I thoroughly enjoy stopping by one of my favorite coffee shops to take a few minutes out of the day while relaxing with a cup of coffee and reading about the happenings in town.

One of my favorites is Fountain City Coffee downtown on Broadway. Since they have redone Broadway with streetscapes including decorative brick, art and plant beds it has become a great place to hang out anyway. At Fountain City you can get an awesome cup of coffee, specialty coffee, bagels in the morning, sandwiches for lunch or dinner, or even a glass of wine in the evening. 3) Ben’s Chophouse - Casual elegant - Located at Sidney Simons Blvd. off Airport Thruway - Steaks, Seafood and Drinks. Wine Tasting on the First Wednesday of the month. Easy going music on the weekends.

We have 2 big events in Columbus Georgia on the 4th of July.  Both include fireworks. 

One is Thunder on the Hooch which is down on the Chattahoochee River.  It is a family friendly event with all kinds of fair type events ending in fireworks at dark.  

The second one is the one I usually attend every year at Callaway Gardens.  It is an awesome event for all ages - part of the reason I like Callaway so much in general.   It starts with Robin Lake and includes skiing, paddleboating, and other water play along the beach at the lake.  They also have fair events like facepainting, and water slides.    FSU presents the high flying circus under the tent.  At 7:30 the Swinging Medallions play beach music for listening and dancing followed by great fireworks. …
